PET POLICY

We have a limited number of pet friendly units in each of our communities! These pet friendly units permit cats and small dogs (up to 25lbs) only and no more than two (2) pets per unit.

All pets must be PRE-APPROVED by management before entering our communities.

We do not allow visiting pets in our communities.

Larger pets may be considered with an in-person assessment and exceptional approval by our Management team.

HOW DO I RAISE A MAINTENANCE REQUEST?

  1. Log in to your Resident Center portal

  2. Select “REQUESTS” from the menu

  3. Select “CREATE REQUEST”

  4. Enter the maintenance details, including:

    • A description of the the issue or concern;

    • Your preferred availability for maintenance access,

    • Assign to the appropriate maintenance team (e.g., Fredericton or Oromocto); and

    • Submit your request!

Our team will reach out to you to arrange a visit!

MAKING CHANGES TO YOUR BANKING

Need to make changes to your banking? No problem!

Any requests to change the pre-authorized payment account must be submitted to the office in writing no later than five (5) business days prior to the end of the month.

Please ensure to include a void cheque with your request with your new banking details!

Requests to pause or place payments on hold are not permitted.

Only one PAD per unit is allowed. 

WINTER REMINDERS

Snow removal will take place when snowfall reaches 5 cm or more.


All cars must be moved during snow removal, or they will be fined a minimum of $50 per occurrence due immediately or be towed at the owner’s risk and expense.

During the winter, if you are leaving for an extended period (more than 24 hours), you must move your vehicle to accommodate for snow removal in advance or make arrangements to have the vehicle moved by the required time. 


Tenants are responsible for the vehicles of their visitors and will be fined if visitor vehicles are not moved in time for snow removal.

TENANT INSURANCE

As a tenant, you are legally responsible for any damage you cause to any part of your building and for unintentional harm caused to others who live in or visit the property.

For example:

  • If your overflowing toilet or bathtub causes water damage not only to your apartment, but to the units below you, you may be responsible for the cost of repairs to your unit and the resulting damage to other apartments.

  • If someone trips and falls in your rental unit, you may be held financially responsible for the cost of the injured person’s damages

Proof of insurance must be provided prior to the lease start date and at each lease renewal.

Tenants are required to maintain Tenant insurance, including a minimum of $2 million in liability coverage, for the full duration of the tenancy.

Prefer month-to-month renter’s insurance? Just make sure you list us as an “Additional Interested Party” or “Certificate Holder” on the policy.

ELEVATOR RESERVATIONS

Elevators may be reserved for up to a maximum of two (2) hours per move.

Tenants are required to schedule elevator access in advance with the management office when moving large or heavy items.

Reservations must be made at least three (3) business days in advance to allow management to schedule staff onsite and provide notice to other Tenants in the building.

Failure to provide the required notice or to book in advance may result in elevator access being denied for the move.


All elevator bookings must take place during regular office hours.

A staff member will be on-site to assist with the elevator reservation.

Tenants must arrive on time for their scheduled slot. Failure to arrive within 15 minutes of the reservation start time may result in a service charge, and the reservation may need to be rescheduled.
